We have walked hundreds of California rentals with applicants. Staging and decluttering are fine — they help. They also hide problems. Use this checklist so you compare homes on substance, not just first impressions.
1. Water and moisture
Look under sinks, around toilets, at ceiling stains, and at exterior grading near the foundation. Musty smells and soft baseboards are signals. Ask who pays for water and whether there has been recent leak history.
2. HVAC and airflow
Turn on heat and A/C if weather allows. Note filter access, thermostat location, and whether every bedroom gets air. In Inland Empire summers and cooler nights, a weak system becomes a daily frustration.
3. Windows, locks, and safety
Test window latches, exterior doors, porch lights, and smoke/CO detectors. Ask about deadbolts and who changes batteries on detectors. Safety is part of habitability — not a luxury upgrade.
4. Noise and neighbors
Stand still for a minute. Listen for freeway roar, barking, shared walls, and HVAC vibration. Visit at a different time of day if you can. Quiet on a Tuesday noon is not the same as Friday night.
5. Storage, parking, and laundry
Count closets honestly. Confirm assigned parking, guest parking rules, and laundry hookups or shared facilities. These details rarely appear boldly in photos — and they shape daily life.
6. Cell signal and outlets
Check your phone signal in bedrooms and the kitchen. Glance at outlet locations for lamps, monitors, and medical devices. Older homes sometimes need power strips everywhere.
7. The paperwork path

Questions worth asking on the tour
- What utilities are included, and who sets up the rest?
- How are maintenance requests submitted and prioritized?
- Are pets allowed under the written lease (and what documentation is needed for assistance animals)?
- When was the last major system service (HVAC, water heater, roof)?
